Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on Thursday, September 8, 2005 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

7. Informal Presentation - Parker Creek Professional Building, Block 75, Lot 11, Oceanport Avenue

8. New Business:

Application of Martin and Kathleen Screen to demolish a portion of the existing deck and construct an 11’ by 27’11” one story family room addition, a 10’7” by 12’7” one story mudroom and porch addition and cover an existing 6’7” by 4’5” stoop on the property at 65 Parker Avenue, Block 57, Lot 24, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 17,500 square feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 6.8 feet and 20.72 feet is existing; and the minimum required side yard setback for an accessory structure 85 square feet in size of 8 feet on each side where 5 feet and 86 feet is existing.

Application of Damian and Carolyn McGuire, 402 9th Street, Unit 6B East, Hoboken, New Jersey to demolish the existing sunroom and construct a 60’ by 43’ second story addition consisting of 4 bedrooms, 3 baths, a laundry room and second floor balcony off the master bedroom, a 52’ by 14’ front porch and 19’ by 9’ entryway on the property at 280 Rumson Road, Block 43, Lot 26, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 59,066 square feet is existing; the minimum required improved lot frontage of 160 feet where 151.30 feet is existing; and the minimum required side yard setback for a principal building 35 feet in height of 44 feet on each side where 26.04 feet and 41.24 feet is existing. Application of Robert and Cheryl Gorman to construct a 15’ by 37.5’ second floor addition consisting of two bedrooms, a bath expansion and walk-in closets, repair second floor deck, and cover a 6’ by 11’ front stoop on the property at 30 Paag Lane, Block 66, Lot 10, in the R-1 Zone which violates the minimum required improved lot frontage of 160 feet where 151.81 feet is existing.

Application of William and Kristine Scuorzo to convert an existing garage to a study, construct a 42’ by 6’ wrap around front porch, new steps and walkway, demolish the existing second floor and construct a 59’ by 32’ second story addition consisting of four bedrooms, two baths and two walk-in closets and various interior renovations on the property at 154 Little Silver Point Road, Block 59, Lot 5, in the R-1A Zone which violates the minimum required improved road frontage of 150 feet where 107.39 feet is existing; and the minimum required side yard setback for a principal building 33.5 feet in height of 42.5 feet on each side where 15.91 feet and 15.11 feet is existing.

Application of Thomas and Lynne Lehrkinder to construct 16’ by 24’, 16’ by 16’, 8’ by 12’ and 6’ by 8’ second story dormers on the property at 190 Little Silver Point Road, Block 59, Lots 9, 10.01 and 18, in the R-1A Zone which violates the minimum side yard setback for a principal building 22.5 feet in height of 31.5 feet on each side where 69 feet and 27.2 feet is existing; the minimum required side yard setback for an accessory structure 1,015 square feet in size and 21 feet high is 30 feet on each side where 15 feet and 106 feet is existing; the maximum allowable impervious surface coverage is 25% where 34.7% is existing. *Note: An accessory structure with a floor area in excess of 700 square feet or a building containing living space shall be subject to the setback requirements for principal building.

Application of Michael and Melanie Neubelt to construct a 71’ by 60’2’’ three story single family home on the property at 81 Northvale Avenue, Block 59, Lot 56 in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 19,990 square feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 14 feet and 18 feet are proposed; the maximum allowable building height of 30 feet and 2 1/2 stories where 33 feet and 3 stories are proposed.
