New Business: Application of Lawrence and Cindy Kirk to amend the Planning Board’s December 4, 2007 approval to add the construction of a 12’ by 41’ second story connecting hallway addition and a 235 square foot gazebo on the property at 7 Paag Circle, Block 66.01, Lot 3, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet here 46,181 square feet is existing and the minimum required front yard setback of 50 feet where 48 feet is existing. Application of Alex Pelensky and Lisa Huber to amend the Planning Board’s July 1, 2008 approval by adding a 2’ by 1’ expansion of the rear addition consisting of a kitchen on the first floor and a bedroom on the second floor and the construction of a 9’ by 5’ second floor addition above the 9’ by 5’ first floor addition to allow for an expanded stair case and a second floor bathroom on the property at 135 Pinckney Road, Block 8, Lot 9, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 8,199 square feet is existing; the minimum required improved road frontage of 100 feet where 53.2 feet is existing; the minimum required front yard setback of 30 feet where 22 feet is existing; the minimum required rear yard setback for an accessory structure 324 square feet in size of15 feet where 13 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 12.7 feet and 4.4 feet is existing; and the maximum allowable lot coverage of 18% where 20.9% is existing and 27.5% is proposed. Application of Christopher and Mary Foard to construct an 11’ by 10’ kitchen addition, interior renovations and a 353 square foot deck on the property at 65 Edgewood Avenue, Block 72, Lots 24 and 25, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 15,092 square feet is existing; the minimum required improved road frontage for a corner lot of 150 feet facing both streets where 149 feet and 94 feet is existing; the minimum required rear yard setback for an accessory structure 80 square feet in size of 8 feet where 2.1 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 42 feet and 8.8 feet is existing; the minimum required side yard setback for an accessory structure 80 square feet in size of 8 feet on each side where 6 feet and 89 feet is existing and the maximum allowable lot coverage of 18% where 18% is existing and 18.6% is proposed. Application of West End KB, LLC, 14 Bridgewaters Drive, Oceanport, New Jersey 07757, to demolish the existing structures and construct a 2 ½ story 5,034 square foot single family home on the property at 107 Queens Drive South, Block 47, Lot 10, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 23,000 square feet is existing; and the maximum allowable building height of 30 feet and 2 ½ stories where 31.83 feet and 2 ½ stories is proposed. Application of Frank McCann to construct an 8’ by 22.5’ porch addition with second floor addition above, demolish the existing screen porch and construct a 12’ by 14.5’ two story addition, a 7.5’ by 19’ one story addition with deck above, a 9’ by 21’ first floor addition with a 21’ by 49’ second floor addition and a 20’ by 40’ in-ground swimming pool on the property at 60 Rustic Terrace, Block 25, Lot 44, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 17,594 square feet is existing; the minimum required improved road frontage of 100 feet where 92.6 feet is existing; the minimum required rear yard setback for an accessory structure 140 square feet in size of 15 feet where 0 feet is existing and the majority of the shed is located on the neighbors’ property; the minimum required side yard setback for a principal structure of 15 feet on each side where 11.1 feet and 32.5 feet is existing; the minimum required side yard setback for an accessory structure 140 square feet in size of 15 feet where 0 feet is existing and the majority of the shed is located on the neighbors’ property; all fences must be erected within the property line where fencing to be used as pool fencing is located on the neighbors’ properties; and the pump of a private swimming pool shall be located not less than 20 feet from any side or rear property line where a 5’ by 7’ concrete pad and pool equipment is proposed on the property line. Application for Amended Site Plan Approval and Sign Applications – Privatera’s Florist Block 17, Lot 6, 483 Harding Road, R-1A Zone 7. Resolutions: Application of Charles Cary, 1730 Helen Street, Wall, New Jersey to demolish the existing home to three walls and construct a two story single family home by expanding the existing 57’ by 59’ irregular footprint to approximately 77’ by 60’ on the property at 26 Kings Road, Block 46, Lot 3, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 21,190 square feet is existing. Application of MG Kelly Builders, LLC, 14 Bridgewaters Drive, Oceanport, New Jersey to demolish the existing structure and construct an approximately 77’ by 38’ two story home on the property at 108 Parker Avenue, Block 58, Lots 16, 17 and 18 , in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 19,250 square feet is existing Application of William Marucci to construct a 22’ by 24’ one story family room addition, a 21’ by 19’ one story two car garage addition, a 16’ by 7’ front porch addition, various interior renovations and expand the existing driveway 1,236 square feet on the property at 655 Prospect Avenue, Block 46, Lot 50, in the R-1A Zone which violates the minimum required lot area of 40,000 square feet where 36,660 square feet is existing, the minimum required improved road frontage of 150 feet where 100.5 feet is existing, the minimum side yard setback for a principal building 23.5 feet in height of 31 feet where 14.9 feet and 19.9 feet is existing and 14.9 feet and 14.5 feet is proposed and the minimum required side yard setback for an accessory structure 96 square feet in size of 8 feet on each side where 1.35 feet and 90 feet is existing. Application of Christen McMahon to demolish an existing sunroom and construct a 17’ by 25’ one story family room, mudroom and powder room addition and a 23.5’ by 32’ second story dormer addition consisting of an office and bedroom with bathroom on the property at 74 Standish Road, Block 28, Lot 99, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 6,000 square feet is existing, the minimum required improved road frontage of 100 feet where 60 feet is existing, the minimum required front yard setback of 30 feet where 24.6 feet is existing, the minimum required rear yard setback for a principal structure of 50 feet where 40.1 feet is existing and 34.3 feet is proposed, the minimum required side yard setback for a principal structure of 15 feet on each side where 6.4 feet and 7.7 feet is existing and the maximum allowable lot coverage of 18% where 21.4% is existing and 25.6% is proposed. 8.
