Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on Thursday, October 6, 2005 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

Application of Thomas and Erin Piha to enclose an existing one story 14’ by 16’ rear porch, construct a 17’ by 36’ deck addition and a 7’ by 12’ one story foyer addition on  the  property  at 25 Rustic Terrace, Block 25.01, Lot 2, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 14,810 square feet is existing; the minimum required improved road frontage for a corner lot of 150 feet facing both streets where 102.63 feet and 181.33 feet is existing; and the minimum required side yard setback for a principal structure of 15 feet on each side where 9.15 feet and 57.97 feet is existing and 7.4 feet and 40 feet is proposed.

 

Application of Kevin and Eileen Mahoney to construct an 11’ by 12’ one story addition consisting of an extension to the dining room and a front porch, a 43’ by 14’ irregular one story addition consisting of a breakfast room, family room and screened room, a 14’ by 19’ second floor master bedroom addition, a 17’ by 18’ master bath and closet above the existing garage and a 15’ by 9’ deck on  the  property  at 18 Crest Drive, Block 13, Lot 89, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 14,520 square feet is existing; the minimum required improved road frontage of 100 feet where 72.81 feet is existing; the minimum required front yard setback of 50 feet where 26.79 feet is existing and 25.5 feet is proposed; the minimum required rear yard setback for a principal structure of 50 feet where 62 feet is existing and 47.6 feet is proposed; the minimum required rear yard setback for an accessory structure 108 square feet in size of 15 feet where 13 feet is existing; and the minimum required side yard setback for a principal structure of 15 feet on each side where 24.2 feet and 8.45 feet is existing.

 

Application of Jon and Dale Bitman to construct a 59’ by 35’ second floor addition consisting of four bedrooms, 3 bathrooms, sitting room, closets and exterior deck, 39’9” by 6’8” front porch, 35’9” by 9’ rear porch and interior renovations on the first floor on  the  property  at 34 Windsor Drive, Block 13, Lot 105, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 21,660 square feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 38.44 feet is existing and 38.44 feet is proposed; and the maximum allowable building height of 30 feet and 2 ½ stories where 32.94 feet and 3 stories is proposed.

 

Application of Pat McGagh to demolish the existing two car garage at the northwest corner of the house and construct a 36’3” by 24’ three car garage at the southwest side of the house, a 10’ by 38’ addition expanding the family room and kitchen, a 9’ by 20’ dining room addition, a 6’ front porch addition, a 19’6” by 6’ mudroom and mechanical room addition, a 2,628 second floor addition consisting of four bedrooms, three bathrooms and closets, a 350 square foot expansion to the existing  driveway  and  an  18”  high landscape wall on the  property at 53 Pine Drive, Block 44, Lot 27, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 46,243.1 feet is existing; the minimum required improved lot frontage for a corner lot of 160 feet facing both streets where 271.84 feet and 150.76 feet is existing; and the minimum required side yard setback for a principal building 32.5 feet in height of 41.5 feet on each side where 79.3 feet and 43 feet is existing and 79.3 feet and 39.5 feet is proposed.

            Application of Martin and Kathleen Screen to demolish a portion of the existing deck and construct an 11’ by 27’11” one story family room addition, a 10’7” by 12’7” one story mudroom and porch addition and cover an existing 6’7” by 4’5” stoop on  the  property  at 65 Parker Avenue,  Block 57, Lot 24, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 17,500 square feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 6.8 feet and 20.72 feet is existing; and the minimum required side yard setback for an accessory structure 85 square feet in size of 8 feet on each side where 5 feet and 86 feet is existing.
