Unfinished Business: Site Plan Application – Eastview Avenue Associates, LLC, Carriage Park at Little Silver – Kalian, Block 58, Lots 20.01, 25-40, 44-60 – ARAH Zone – Consideration of Resolution Application of Richard Bastian to construct an irregular “c” shaped one story addition approximately 55’ by 64’ in size consisting of an eat-in kitchen, master bedroom, screened porch, an extension to the existing garage, new patios, a 44’ by 27’ second floor playroom addition and various interior renovations on the property at 34 Alwin Terrace, Block 83, Lot11, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 21,045.7 square feet is existing, the minimum required improved road frontage of 100 feet where 130 feet is existing on an unimproved road, the minimum required rear yard setback for a principal structure is 50 feet where 45.5 feet is existing and 43.1 feet is proposed, the minimum required side yard setback for a principal structure is 15 feet on each side where 14.8 feet and 30 feet is existing and 14.8 feet and 20.3 feet is proposed and the maximum allowable lot coverage is 18% where 16% is existing and 22.6% is proposed. 6. New Business: Application of Mr. and Mrs. Joseph Visciano, 27 Tabor Street to demolish the existing structure and construct an approximately 70’ by 40’ two-story single family home on the property at 32 Laurelwood Drive, Block 21, Lot 3, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 20,000 square feet is existing; the minimum required front yard setback of 50 feet where 49.5 feet is existing and 42 feet is proposed; and the minimum required rear yard setback for a principal structure of 50 feet where 39.3 feet is existing and 43 feet is proposed. Application of Bijal Patel and Ginny L. Capo to continue to construct a partially constructed 16’ by 34.67’ deck, 2’ from grade, on the property at 23 Standish Road, Block 28, Lot 88, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where Planning Board Agenda October 2, 2007 Page Two 11,105 square feet is existing, the minimum required improved road frontage of 100 feet where 75 feet is existing, the minimum required front yard setback of 30 feet where 19 feet is existing, the minimum required rear yard setback for a principal structure of 50 feet where 54 feet is existing and 46’ is proposed and the minimum required side yard setback for a principal structure of 15 feet on each side where 9.5 feet and 33 feet is existing and 9.5 feet and 21 feet is proposed. Major Site Plan Application of Breckenridge Development, 2 Conover Place, Block 74, Lots 3 and 4, B-2 Zone, to allow already completed renovations to remain and for further renovations to the site Major Site Plan of Little Silver Tennis Club, Block 30.01, Lot 4, 100 Birch Avenue 7. Resolutions: Denial of Bifurcated Coastal Wetlands and Variance Application of Jerome Rosenthal to allow already added fill on the property at 216 Seven Bridges Road, Block 44, Lot 39, in the R-1 Zone which violates the following: No building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where approximately 4,788 cubic yards of fill is proposed below the six foot contour.
