Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on, Tuesday, March 6, 2007 at 7 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

Application of Jon and Lee Nichols to construct a 43’9” by 39’ second story addition consisting of two bedrooms, a bathroom, laundry room and a master bedroom suite with bath, a 16’ by 20’ deck and an 8’ by 23 front porch on  the  property  at 505 Harding Road, Block 18, Lot 1, in the R-1A Zone which violates the minimum required lot area of 40,000 square feet where 18,313 square feet is existing; the minimum required improved road frontage of 150 feet facing both streets where  149.34 feet is existing on Ridge Road and 136.42 feet is existing on Harrison Avenue; the minimum required front yard setback of 50 feet where 51.1 feet is existing on Ridge Road and 50.5 feet is existing and 39 feet is proposed on Harrison Avenue; and the minimum side yard setback for a principal building 28 feet in height of 37 feet on each side where 25.1 feet and 32 feet is existing.  Note:  A chimney larger than 2’ by 2’ in  size is part of the height calculation.

 

Application of Edwin and Lisa Wisnieski to construct a 27’6” by 71’4 ½” second story addition consisting of three bedrooms, two bathrooms, a laundry room and storage, 6’10” by  22’5” and 9’ by 12’ covered porches and interior renovations on  the  property  at 95 Laurel Drive,  Block 53, Lot 8, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 16,770 square feet is existing; the minimum required improved road frontage for a corner lot of 150 feet facing          both streets where 141.36 feet and 115.89 feet is existing; the minimum required front yard setback of 30 feet where 19.9 feet and 37.15 feet is existing; and the minimum required side yard setback for an accessory structure 120 square feet in size of 15 feet on each side where 10 feet is existing to the northern property line.

 

 

Application of Edward F. Kilkelly to demolish an existing section of the home and an existing deck and construct a 20’ by 23’ one story addition consisting of a great room, bathroom  and mudroom, an 11’ by 4’ porch and a 17’ by 14’ paver patio on  the  property  at 123 Riverview Avenue,  Block 72, Lot 12, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 7,468 square feet is existing; the minimum required improved road frontage of 100 feet where 53.34 feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 48.39 feet is existing and 40.66 feet is proposed; the minimum required side yard setback for a principal structure of 15 feet on each side where 17.66 feet and 7.3 feet is existing; the minimum required side yard setback for an accessory structure of 15 feet on each side where 3.53 feet and 38 feet is existing; and the maximum allowable lot coverage of 18% where 25% is  existing and 24.7% is proposed.

 

Application of Christopher and Laura Larkin to construct a 9’ by 15’ one story addition to the rear of the home, roof the existing front stoop and re-side the home at 56 North Sunnycrest Drive,  Block 34, Lot 31, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 9,568.66 square feet is existing; the minimum required improved road frontage of 100 feet where 69.98 feet is existing; the minimum required front yard setback of 30 feet where 24 feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 34.7 feet is existing; the minimum required rear yard setback for an accessory structure 84 square feet in size of 8 feet where 7.8 feet is existing; the minimum required side yard setback for an accessory structure of 15 feet on each side where 3.4 feet and 88 feet is existing; and the maximum allowable lot coverage of 18% where 19.4% is existing and 20.7% is proposed.

 

Application of Arthur and Beth Spiro to construct a 12’ by 6’ covered entry, a 12’ by 6’ trellis and a 24’ by 30’ irregularly shaped second story addition on  the  property  at 1 North Rivers Edge Drive, Block 82, Lot 3, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 24,160.41 square feet is existing;  and the minimum required front yard setback of 50 feet where 45 feet is existing and 45 feet is proposed.

 

7.         Resolutions:

 

Application of Rhea and Larry Goldsmith to construct a 10’ by 15’ covered entryway and an 18’ by 43’2 ½” one story addition on  the  property  at 84 Queens Drive South, Block 46, Lot 27, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 20,000 square feet is existing; the minimum required front yard setback of 50 feet where 47.8 feet is existing; and the maximum allowable lot coverage of 18% where 17% is existing and 20% is proposed.  *Note:  A storage trailer is shown on the plan.  Approval to place a storage trailer on residential property for storage purposes other than construction materials must be obtained from the Governing Body by putting the request in writing to the Borough Administrator.

 

Application of Jerome Rosenthal to construct a 26’ by 37’ three car garage, 26’ by 22’ porte cochere, 658 square foot mudroom, bathroom, laundry room and stairwell addition from basement to attic, a 3’ by 18’ addition to the kitchen, an 11’ by 16’ second floor solarium addition, a 10’ by 20’ arbor and bluestone patio, a 17’ by 29’ cabana and 12’ by 12’ pergola,

6’2” high pillars at the driveway entrances and at the interior driveway, construction of a 4’ high retaining wall, the addition of approximately 4,788 cubic yards of fill and interior renovations on the  property  at 216 Seven Bridges Road, Block 44, Lot 39, in the R-1 Zone which violates the following:  An accessory building shall be located in other than a front yard where an existing accessory building with a footprint of approximately 2,422 square feet is located in the front yard and a 493 square foot cabana with a 144square foot attached pergola is proposed within the front yard; no accessory building shall be used for residential purposes where the potential exists for the existing building to be used in such a manner; the maximum building height for a principal building is 35 feet and not exceeding 2½ stories where 41 feet and three stories is existing; accessory structures shall be located in other than a front yard where 6’2” high pillars are proposed within the front yard; walls located within 50 feet of any river, lagoon or other body of water shall not exceed 3 feet in height where a retaining wall 4 feet in height is proposed 37 feet from a body of water. *Note:  A chimney larger than 2’ by 2’ is included in height measurement.  CAFRA approval is required.
