Agenda for the reorganization and regular meeting of the Planning Board of the Borough of Little Silver to be held on, Tuesday, January 15, 2008 at 7 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

Application of Paul and Patricia McVeety to demolish the existing garage and retaining wall and construct a 20’ by 40’ in-ground swimming pool with a 20’ by 20’ brick paver patio and fire pit, a 20 liner foot, 2’ high “L”-shaped seat wall, a 14’ by 18’ pool house, brick paver walkway and 25’ by 25’ basketball court on  the  property  at 10 Vista Drive, Block 20, Lot 10, in the R-1A Zone which violates the following:  Other customary accessory uses and buildings which are clearly incidental to the principal use and building, including a private garage, boat house or bath house are permitted accessory uses where a basketball court is proposed; the minimum required lot area of 40,000 square feet where 33,128 square feet are existing; the minimum required improved road frontage is 150 feet where 135 feet is existing; the minimum required side yard setback for an accessory structure in excess of 600 square feet of 25 feet on each side where 1 foot is proposed to the property line for the basketball court and the maximum allowable impervious surface of 25% where 26% is proposed.

Application of Derek and Stacy Tietjen, 23 Harper Green Circle, Red Bank, New Jersey
to demolish the existing structure and construct a 67’ by 70’ 2 ½ story dwelling on  the  property  at 21 Vista Drive, Block 19, Lot 14, in the R-1A Zone which violates the minimum required lot area of 40,000 square feet where 31,695 square feet is existing; the minimum required improved road frontage of 150 feet where 115 feet is existing; the minimum required side yard setback for a principal building 35 feet in height of 44 feet on each side where 15 feet and 18 feet is existing and 23.4 feet and 20.2 feet is proposed.  Condition: In lieu of the applicant submitting permeability testing for the infiltration system, it is recommended that the applicant contact the Borough Engineer’s Office to inspect the excavation and installation of the proposed drywell system to confirm soil conditions that were submitted in the soil log.

Application of Mr. and Mrs. Peter Squassi to demolish the existing structure and construct a 75’ by 42’ two story structure with a 30’ by 60’ pool and deck on  the  property  at 87 Little Silver Point Road, Block 51, Lot 17, in the R-1A Zone which violates the minimum required improved road frontage of 150 feet where 90 feet is existing; the minimum required side yard setback for a principal building 35 feet in height of 44 feet on each side where 8.19 feet and 29 feet is existing and 25 feet and 25 feet is proposed.

Application of Dan and Mary Laden to demolish an 8’ by 20’ section (sunroom) of the existing home and construct a 6’ by 40’ kitchen and sitting room addition on  the  property  at 49 Sycamore Avenue,  Block 30.01, Lot 21, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 19,961 square feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 5 feet and 8.2 feet is existing; the minimum required side yard setback for an accessory structure of 8 feet on each side where 6.8 feet and 80 feet is existing.

Application of Louis and Christine Pota to construct a 36’ by 30’ second story addition consisting of four bedrooms and two bathrooms, renovation of the first floor including a breakfast nook, family room, 5’ by 20’ covered porch and 3’ high picket fencing on  the  property  at 388 Prospect Avenue,  Block 23, Lot 19, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 7,950 square feet is existing; the minimum required improved road frontage for a corner lot of 150 feet facing both streets where 53 feet and 150 feet is existing; the minimum required front yard setback of 30 feet where 11 feet and 26 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 7.3 feet and 82 feet is existing and 5 feet and 80 feet is proposed; the minimum required side yard setback for an accessory structure of 8 feet on each side as to the shed where 3 feet and 3.5 feet is existing and 15 feet on each side as to the garage where 11.8 feet and 38 feet is existing and the maximum allowable lot coverage of 18% where 17.1% is existing and 18.9% is proposed.
