 6.            Discussion as to Variance and Coastal Wetlands  Application of Paul and Kathleen Napoli, 740 Little Silver Point Road, Block 63, Lots 6 & 7, in the R-1 Zone – Time Waived through February 28, 2007 – request for additional time not received as of mailing of Agenda

 

7.             New Business:

 

Application of Rhea and Larry Goldsmith to construct a 10’ by 15’ covered entryway and an 18’ by 43’2 ½” one story addition on  the  property  at 84 Queens Drive South, Block 46, Lot 27, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 20,000 square feet is existing; the minimum required front yard setback of 50 feet where 47.8 feet is existing; and the maximum allowable lot coverage of 18% where 17% is existing and 20% is proposed.  *Note:  A storage trailer is shown on the plan.  Approval to place a storage trailer on residential property for storage purposes other than construction materials must be obtained from the Governing Body by putting the request in writing to the Borough Administrator.

 

Application of Jerome Rosenthal to construct a 26’ by 37’ three car garage, 26’ by 22’ porte cochere, 658 square foot mudroom, bathroom, laundry room and stairwell addition from basement to attic, a 3’ by 18’ addition to the kitchen, an 11’ by 16’ second floor solarium addition, a 10’ by 20’ arbor and bluestone patio, a 17’ by 29’ cabana and 12’ by 12’ pergola, 6’2” high pillars at the driveway entrances and at the interior driveway, construction of a 4’ high retaining wall, the addition of approximately 4,788 cubic yards of fill and interior renovations on the  property  at 216 Seven Bridges Road, Block 44, Lot 39, in the R-1 Zone which violates the following:  An accessory building shall be located in other than a front yard where an existing accessory building with a footprint of approximately 2,422 square feet is located in the front yard and a 493 square foot cabana with a 144square foot attached pergola is proposed within the front                yard; no accessory building shall be used for residential purposes where the potential exists for the existing building to be used in such a manner; the maximum building height for a principal building is 35 feet and not exceeding

2½ stories where 41 feet and three stories is existing; accessory structures shall be located in other than a front yard where 6’2” high pillars are proposed within the front yard; no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where approximately 4,788 cubic yards of fill is proposed below the six foot contour; walls located within 50 feet of any river, lagoon or other body of water shall not exceed 3 feet in height where a retaining wall 4 feet in height is proposed 37 feet from a body of water. *Note:                A chimney larger than 2’ by 2’ is included in height measurement.  CAFRA approval is required.

 

Application of David Klein to construct an 18’ by 35’ in-ground swimming pool, a 22’ by 30’ two story garage, demolish the existing deck and construct a stone patio, construct a 19’ by 8’ second story bedroom addition and a 16’6” by 6’ second floor balcony, 12’ by 8’ and 13’ by 8’ covered front porches, brick paver driveway addition, 18’ by 14’ addition of paver area at the front of the house, install pool equipment, a paver patio in the rear, a hot tub, an outdoor fireplace and 4 high closed fencing on the  property  at 611 Little Silver Point Road, Block 62, Lot 24, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 25,977.85 feet is existing; the minimum required improved lot frontage of 160 feet where 100 feet is existing; the minimum side yard setback for a principal building 31 feet in height of 40 feet on each side where 15 feet and 19.9 feet is existing; the maximum impervious surface allowed of 25% where 24% is existing and 38% is proposed; accessory buildings shall be located in other than a front yard where a 598 square foot garage is proposed within the front yard, 34.2 feet from the front property line; accessory buildings may occupy not more than 25% of the rear or side yard in any zone provided that such buildings shall not exceed 16 feet in height where a 22.5 foot high garage is proposed; a closed fence located in a front yard and within 50 feet of any body of water shall not exceed 36 inches in height where 4 foot high fencing is existing within the front yard and 13 feet from a body of water and is proposed to be modified; an outdoor swimming pool shall be located not less than 25 feet from the side or rear of the residence where 23 feet is proposed; pool equipment shall be located not less than 20 feet from any side or rear property line where 3 feet is proposed from the easterly property line.  CAFRA approval is required. 

 

8.             Resolutions:

 

Application of John A. Ferrin, Jr., 116 Carriage Lane, Oceanport, New Jersey to demolish the existing structures and construct a 34’ by 70’, two story home, 24’ by 16’ patio and 24’ by 30’ two car detached garage on  the  property  at 464 Prospect Avenue,  Block 37, Lot 26, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 16,228.08 square feet is existing; the minimum required improved road frontage of 100 feet where 63.07 feet is existing; and the minimum required side yard setback for an accessory structure 720 square feet in size of 15 feet on each side where 36 feet and 5 feet is proposed.

 

Application of Fred and Kathleen Hoffman to construct a 13’ by 25’ two story addition and an 18’ by 25’ second story addition consisting of a study, rear covered porch, exterior shower, bedrooms, closets and a laundry room on  the  property  at 104 Rumson Place,  Block 7, Lot 12, in the R-3 Zone which violates the minimum required rear yard setback for a principal structure of 50 feet where 22 feet is existing; the maximum allowable lot coverage of 18% where 18% is existing and 19% is proposed; and the maximum allowable impervious coverage of 25% where 27% is existing and 28% is proposed.

 

Application of Albert E. Burdge, Jr. to allow an already constructed 44’ by 18’ garage and locate a 31’ by 14’ “temporary” storage tent directly adjacent to the garage on  the  property  at 39 Birch Avenue,  Block 55, Lots 27 and 28 , in the R-3 Zone which violates the minimum required rear yard setback for

an accessory structure in excess of 700 square feet in size of 50 feet where 12 feet is proposed and the maximum allowable lot coverage of 18% where 21% is proposed.
