Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey: 1. Statement of Compliance 2. Roll Call 3. Correspondence 4. Approval of Minutes: July 17, 2007 5. Letter Requesting Withdrawal of Bifurcated Coastal Wetlands and Variance Application of Jerome Rosenthal to allow already added fill on the property at 216 Seven Bridges Road, Block 44, Lot 39, in the R-1 Zone which violates the following: No building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where approximately 4,788 cubic yards of fill is proposed below the six foot contour. CAFRA approval is required. 6. Application of Dr. Theodore and Fabiola Kutzin to amend the Planning Board approval of November 9, 2006 to demolish a portion of the existing rear walkway and construct a 24’ by 20’ two story addition expanding the existing garage from two bays to four bays and enlarging the master bedroom above, a 4’ by 15’ one story open porch addition, interior renovations, expand the existing driveway by approximately 45 square feet and relocate the existing hot tub on the property at 20 Sherwood Road, Block 13, Lot 117, in the R-2 Zone by already constructing a 14’8” by 8’ rear attic dormer, a 10’8” by 13’ second story dormer, a 12’ by 5 1/2’ dormer style roof over a bay window and changing several windows which violates the minimum required lot area of 25,000 square feet where 20,800 square feet is existing; the minimum required front yard setback of 50 feet where 42 feet is existing; and the maximum allowable impervious surface is 35% where 40.1% is existing. 7. Site Plan Application – Eastview Avenue Associates, LLC, Carriage Park at Little Silver – Kalian, Block 58, Lots 20.01, 25-40, 44-60 – ARAH Zone – Continuation of Hearing 8. Resolutions: Application of Mr. and Mrs. James Erving to construct a 16’ by 15.5’ one story sunroom addition 10 feet in height on the property at 29 Woodland Street, Block 30, Lots 10 and 11, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 7,500 square feet is existing; the minimum required improved road frontage of 100 feet where 50 feet is existing; the minimum required front yard setback of 30 feet where 22.5 feet is existing; the minimum required rear yard setback for an accessory structure 90 square feet in size of 8 feet where 7.6 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 4.2 feet Planning Board Agenda August 7, 2007 Page Two and 13.6 feet is existing; the maximum allowable lot coverage of 18% where 17.7% is existing and 21% is proposed; and the maximum allowable impervious coverage is 25% where 30% is existing and 33.5% is proposed. Application of David and Margaret Bertorelli, 27 Stonehenge Drive, Lincroft, New Jersey to construct a 23.9’ by 50.3’ second story addition consisting of three bedrooms and two bathrooms, a covered entryway and a rebuild of the existing deck on the property at 26 South Sunnycrest Drive, Block 30, Lot 86, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 11,825 square feet is existing; the minimum required improved road frontage of 100 feet where 70 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 17.2 feet and 11.8 feet is existing; the minimum required side yard setback for an accessory structure 100 square feet in size of 8 feet on each side where 2.09 feet is existing. Application of Paul and Judy Noglows to demolish the existing masonry patio, install a 23.5’ by 44’ in-ground swimming pool and spa, construct 100 linear feet of retaining wall, 1,310 square feet of masonry patio, 6’ by 6’ fire pit, 2.5’ by 10’ masonry grill, 125 square feet of sidewalk, a 12’ by 19’ covered porch with second floor balcony above, an 11’4” by 19’8” two story garage addition, a 25’4” by 25’8” second story addition over the existing garage including a second story balcony, enclose an existing breezeway and construct a 15’ by 17’ second story addition above, construct an 8’10” by 10’8” one story bathroom extension and a 9’ by 9’ deck on the property at 621 Little Silver Point Road, Block 62, Lot 26, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 40,579 square feet is existing; the minimum required improved lot frontage of 160 feet where 114.5 feet is existing; the minimum required front yard setback of 50 feet where 51 feet is existing and 40 feet is proposed; the minimum required side yard setback of 39 feet on each side where 15 feet and 15.9 feet is existing; and no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where the proposed improvements will temporarily cause disturbance below the six foot contour. A variance for a temporary construction easement is required.
