New Business: Application of Matthew Kelly to construct a 45’ by 3’ two story addition, a 14’ by 33’ two story addition, a 9’ by 12’ one story addition in the garage footprint, a 12’ by 10’ two story addition, a 28’ by 8’ covered front porch, remove a portion of the existing driveway and install a paver walk and driveway and interior renovations on the property at 12 Borden Place, Block 64, Lot 1, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 16,461 square feet is existing; the minimum required improved lot frontage for a corner lot of 160 feet facing both streets where 100 feet and 160 feet is existing; the minimum required front yard setback of 50 feet where 61 feet and 32.2 feet is existing; the minimum required side yard setback for a principal building 34.7 feet in height of 43.7 feet on each side where 13.7 feet and 15.2 feet is existing; the minimum side yard setback for an accessory building 100 square feet in size of 8 feet where 2.3 feet is existing; detached accessory buildings shall be located in other than a front yard where a shed is existing within the front yard; the maximum allowable impervious surface of 25% where 45% is existing and 40.8% is proposed; closed fences within a front yard shall not exceed 3 feet in height where an existing fence located in the front yard exceeds 3 feet in height; and a swimming pool shall be located not less than 25 feet from the side or rear of the residence where 15 feet is existing and 12 feet is proposed and no pool shall be located in the front yard where a pool is existing. Application of Bonnie and Ron Klein, 158 West 92nd Street, New York, New York to construct a 12’ by 13’ irregular shaped, one-story mudroom addition and aesthetic upgrades to the existing garage to include a new fascia and replacement of garage doors on the property at 39 Borden Place, Block 65, Lot 19, in the R-1 Zone which violates the minimum required front yard setback of 50 feet where 44.6 feet is existing; the minimum required side yard setback for a principal building 40 feet in height of 49 feet on each side where 50.9 feet and 13.9 feet is existing; and the maximum building height for a principal building of 35 feet and not exceeding 2½ stories where 40 feet and three stories is existing. Application of David and Theresa DeLorenzi to construct a 36’4” by 9’8” one story porch with 14’ by 14’ gazebo attached, a 2’ by 13’ one story addition and a 50’ by 23’ irregularly shaped second floor addition on the property at 200 Fox Hill Drive, Block 13, Lot 25, in the R-2 Zone which violates the minimum required improved road frontage of 100 feet where 0 feet is existing on a partially improved road; the minimum required rear yard setback for a principal structure of 50 feet where 14 feet is existing and the minimum required side yard setback for a principal structure of 15 feet on each side where 8 feet is existing. 7. Resolutions: Application of Stanley J. Berson to demolish the existing garage and construct a 27’ by 35’ garage with storage area and a 20’ by 40’ in-ground swimming pool with 4’ high fencing on the property at 464 Branch Avenue, Block 54, Lot 69, in the R-3 Zone which violates the minimum required improved road frontage of 100 feet where 75 feet is existing; the minimum required rear yard setback for an accessory structure 945 square feet in size of 50 feet where 45 feet is existing and 33.7 feet is proposed; the minimum required side yard setback for a principal structure of 15 feet on each side where 15 feet and 10.7 feet is existing; and the minimum required side yard setback for an accessory structure 945 square feet in size (garage) of 15 feet on each side where 6 feet and 75 feet is existing. Application of Albert E. Burdge, III, 597 Branch Avenue to construct a 35’ by 8’ second story dormer addition, a 5’ by 22’ one story garage addition and a 7’ by 15’ L-shaped two story addition on the property at 20 South Sunnycrest Drive, Block 30, Lot 87, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 8,697 square feet is existing; the minimum required improved road frontage of 100 feet where 70 feet is existing; the minimum required front yard setback of 30 feet where 28 feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 32.3 feet is existing and 31 feet is proposed and the minimum required side yard setback for a principal structure of 15 feet on each side where 16.1 feet and 13.5 feet is existing and 10.6 feet and 13.5 feet is proposed. Application of Brooks and Kelly Cullen, 341 West 11th Street, Apartment 4B, New York, New York to construct a 1,113 square foot one story addition, a 555 square foot second floor addition, a 529 square foot masonry deck and front façade renovation on the property at 73 Northvale Avenue, Block 59, Lot 57, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 20,074 square feet is existing. 8.
