Agenda for the Regular meeting of the Planning Board of the Borough of Little Silver to be held on Tuesday, April 21, 2009 at 7 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

    Use Variance and Site Plan Application of Omnipoint Communications, Block 30.2, Lots 25 through 27, Sycamore Avenue, B-2 Zone

 6.     New Business:

Application of Katherine Haynes to construct a 4’8” by 14’ first floor addition to enlarge the family room with a 20’6” by 14’ second floor addition above consisting of a sitting area with closet and master bath, relocation of existing bathroom and conversion to a laundry closet on  the  property  at 139 Silverton Avenue,  Block 22, Lot 17, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 7,533 square feet is existing; the minimum required improved road frontage for a corner lot of 150 feet facing both streets where 143 feet and 52 feet is existing; the minimum required front yard setback of 30 feet on each street where 26. 3 feet and 14 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 55 feet and 4 feet is existing; the maximum allowable lot coverage of 18% where 19.3% is existing and 20.2% is proposed.

Variance and Coastal Wetlands Application of Robert C. Neff, Sr. and Shirley F. Neff to remove existing concrete and construct a 12’ by 8’ covered porch, remove existing porch and gazebo and construct a 298 square foot “L” shaped one story addition, a 20’ by 27’ “L” shaped covered porch, and a 29’ by 21’ “L” shaped trellis covered porch on the  property  at 670 Little Silver Point Road, Block 64, Lot 10, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 48,149 square feet is existing; the minimum required improved lot frontage of 160 feet where 150 feet is existing; the minimum required side yard setback for a principal building 33.5 feet in height is 42.5 feet on each side where 85.8 feet and 4.8 feet is existing; the minimum side yard setback for an accessory structure of 15 feet where 4.7 feet is existing for the garage and 9.2 feet is existing for the pool; and no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where improvements below the six foot contour are proposed. 

7.    Resolutions: 

Application of Matthew Kelly, 14 Bridgewaters Drive, Oceanport, New Jersey to construct a 45’ by 3’ two story addition, a 14’ by 33’ two story addition, a 9’ by 12’ one story addition in the garage footprint, a 12’ by 10’ two story addition, a 28’ by 8’ covered front porch, remove a portion of the existing driveway and install a paver walk and driveway and interior renovations on the  property  at 12 Borden Place, Block 64, Lot 1, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 16,461 square feet is existing; the minimum required improved lot frontage for a corner lot of 160 feet facing both streets where 100 feet and 160 feet is existing; the minimum required front yard setback of 50 feet where 61 feet and 32.2 feet is existing; the minimum required side yard setback for a principal building 30’ 5 ½”  in height is 39’ 5 ½”  on each side where 13.7 feet and 15.2 feet is existing; the minimum side yard setback for an accessory building 100 square feet in size is 8 feet where 2.3 feet is existing; detached accessory buildings shall be located in other than a front yard where a shed is existing within the front yard; the maximum allowable impervious surface of 25% where 45% is existing and 40.8% is proposed; closed fences within a front yard shall not exceed 3 feet in height where an existing fence located in the front yard exceeds 3 feet in height; and a swimming pool shall be located not less than 25 feet from the side or rear of the residence where 15 feet is existing and 12 feet is proposed and no pool shall be located in the front yard where a pool is existing.

Application of Bonnie and Ron Klein, 158 West 92nd Street, New York, New York to construct a 12’ by 13’ irregular shaped, one-story mudroom addition and aesthetic upgrades to the existing garage to include a new fascia and replacement of garage doors on the  property  at 39 Borden Place, Block 65, Lot 19, in the R-1 Zone which violates the minimum required front yard setback of 50 feet where 44.6 feet is existing; the minimum required side yard setback for a principal building 40 feet in height of 49 feet on each side where 50.9 feet and 13.9 feet is existing; and the maximum building height for a principal building of 35 feet and not exceeding 2½ stories where 40 feet and three stories is existing.

Application of David and Theresa DeLorenzi to construct a 36’4” by 9’8” one story porch with 14’ by 14’ gazebo attached, a 2’ by 13’ one story addition and a 50’ by 23’ irregularly shaped second floor addition on  the  property  at 200 Fox Hill Drive, Block 13, Lot 25, in the R-2 Zone which violates the minimum required improved road frontage of 100 feet where 0 feet is existing on a partially improved road; the minimum required rear yard setback for a principal structure of 50 feet where 14 feet is existing and the minimum required side yard setback for a principal structure of 15 feet on each side where 8 feet is existing.
