Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on, Tuesday, February 6, 2007 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

Request for Interpretation of Paul and Kathleen Napoli regarding the request for a permit to place approximately 100 to 150 cubic yards of fill 6 to 12 inches in depth on the  property  at 740 Little Silver Point Road, Block 63, Lots 6 & 7, in the R-1 Zone where no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where fill is proposed below the six foot contour.  A Coastal Wetlands Application is required.  A CAFRA and/or Freshwater Wetlands (DEP) Permit is required

 

Application of John A. Ferrin, Jr., 116 Carriage Lane, Oceanport, New Jersey to demolish the existing structures and construct a 34’ by 70’, two story home, 24’ by 16’ patio and 24’ by 30’ two car detached garage on  the  property  at 464 Prospect Avenue,  Block 37, Lot 26, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 16,228.08 square feet is existing; the minimum required improved road frontage of 100 feet where 63.07 feet is existing; and the minimum required side yard setback for an accessory structure 720 square feet in size of 15 feet on each side where 36 feet and 5 feet is proposed.

 

Application of Fred and Kathleen Hoffman to construct a 13’ by 25’ two story addition and an 18’ by 25’ second story addition consisting of a study, rear covered porch, exterior shower, bedrooms, closets and a laundry room on  the  property  at 104 Rumson Place,  Block 7, Lot 12, in the R-3 Zone which violates the minimum required rear yard setback for a principal structure of 50 feet where 22 feet is existing; the maximum allowable lot coverage of 18% where 18% is existing and 19% is proposed; and the maximum allowable impervious coverage of 25% where 27% is existing and 28% is proposed.

 

Application of Albert E. Burdge, Jr. to allow an already constructed 44’ by 18’ garage and locate a 31’ by 14’ “temporary” storage tent directly adjacent to the garage on  the  property  at 39 Birch Avenue,  Block 55, Lots 27 and 28 , in the R-3 Zone which violates the minimum required rear yard setback for an accessory structure in excess of 700 square feet in size of 50 feet where 12 feet is proposed and the maximum allowable lot coverage of 18% where 21% is proposed.

 7.            Resolutions:

 

Application of Bradley Olman to demolish a portion of the existing driveway and construct a 21’ by 21’ one story garage addition and convert the existing garage to storage space on  the  property  at 78 Garden Road,  Block 6, Lot 1, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 16,653 square feet is existing; the minimum required improved road frontage of 100 feet where 45.72 feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 21 feet is existing and 9.5 feet is proposed; the minimum required side yard setback for a principal structure of 15 feet on each side where 29.10 feet and 8.3 feet is existing and 12.4 feet and 8.3 feet is proposed; and the maximum allowable structure height of 30 feet and not exceeding 2 ½ stories where 34.5 feet is existing.

 

Application of Robert Wichmann to construct a 30’ by 8’ one story bathroom, kitchen and family room addition and an 8’ by 4’ one story window seat addition on  the  property  at 96 Lovett Avenue,  Block 52, Lot 6, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 11,250 square feet is existing; the minimum required improved road frontage of 100 feet where 75 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 12.26 feet and 12.92 feet is existing; the maximum allowable lot coverage of 18% where 20% is proposed.

 

Application of Anthony and Catherine Filippelli to demolish the existing second floor and construct a 31’ by 28’ second floor addition consisting of a master bedroom and bath, two bedrooms, computer room/office and second story terrace, a 4’ by 15’ front porch addition and interior renovations on  the  property  at 59 Salem Lane,  Block 28, Lot 115, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 6,343 square feet is existing; the minimum required improved road frontage of 100 feet where 59.66 feet is existing; the minimum required front yard setback of 30 feet where 21 feet is existing and 20 feet is proposed; the minimum required rear yard setback for a principal structure of 50 feet where 30 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each      side where 6.6 feet and 9.6 feet is existing; the maximum allowable lot coverage of 18% where 23% is existing and 25% is proposed.  Note:  The coverage provided on the Architectural plan does not appear to include the existing decking. All ground coverage must be taken into account for lot coverage (all structures) and impervious coverage (walkways, driveway, pavers, etc.)
