PLEASE BE ADVISED THAT LITTLE SILVER’S LAND USE AND DEVELOPMENT ORDINANCE HAS BEEN AMENDED AT SECTION 3.4 FEES EFFECTIVE JULY 11, 2014 CHANGING VARIANCE FEES AS FOLLOWS:
Hardship or Bulk Variance $250 For Each Proposed Variance
Existing Non-conformities on the Lot $150 One Fee Includes ALL Existing Variances
Floor Area Ratio $350 Per Variance

Little Silver shares construction services with the Borough of Red Bank.
After receiving zoning approval through the Little Silver Office, all permitting is handled by the Borough of Red Bank.
For the convenience of our residents, a representative of the Construction Office is available in Little Silver¡'s Borough Offices every Thursday from 9:00am to 12:00noon. You can reach the Office by calling 732-842-2400.
At all times the Construction Office is available at 90 Monmouth Street, Red Bank, New Jersey. General Office hours are Monday through Friday, 8 A.M. to 5 P.M. The Construction Office can be reached by calling 732-530-2760.
Created by State Statute known as the Land Use Law, Little Silver's Planning Board, comprised of volunteers, is a united Board, serving as both Planning and Zoning Boards, hearing commercial and residential applications.
In addition to commercial site plans, minor and major subdivisions, use and residential variances and sign applications, the Board is responsible for reviewing all proposed changes to the Borough's Land Use and Development Ordinance as well as the Borough's Master Plan.
Agendas and approved Minutes are posted on this website so that the public can keep up with what is going on in town and in their neighborhoods. General zoning information and many of the needed applications and forms are posted on the website.
